These Terms & Conditions (“Terms”) govern your use of this website (the “Site”), operated by Blue Granite Properties (“Blue Granite,” “we,” “us,” or “our”). By using the Site, you agree to these Terms.

These Terms govern use of the website only. They do not govern a reservation itself. See “Reservations and Bookings” below.

Use of the Site

You may use the Site to browse our vacation rental properties, read the Lakeside Guide, explore local Experiences, and submit inquiries through our forms. You agree to use the Site only for lawful purposes and not to interfere with its normal operation, attempt unauthorized access to any part of it, or misuse any form (including submitting false or malicious information).

Content and Ownership

The Site’s text, photography, design, and other content are owned by Blue Granite or used with permission, and are protected by applicable intellectual property laws. You may view and share Site content for personal, non-commercial purposes; you may not reproduce, redistribute, or otherwise use it commercially without our prior written permission.

Third-Party Links and Services

The Site links to, or integrates with, third-party services: including Hostaway for reservations, StayFi/CreateSend for email marketing, and various local businesses and Experiences we feature. We don’t control these third parties and aren’t responsible for their content, availability, or practices. Any use of a third-party service is subject to that provider’s own terms.

Informational Accuracy and Availability

We work to keep the Site’s information accurate and current, but we make no guarantee that property details, availability, pricing, Guide content, or Experience listings are complete, accurate, or up to date at all times. We may change, suspend, or discontinue any part of the Site at any time without notice.

Reservations and Bookings

Reservations are not made on this Site. When you book a stay, you’re directed to Hostaway’s booking platform, where your reservation (along with the applicable payment, cancellation, refund, occupancy, pet, damage, house-rule, and other property-specific terms) is governed by the separate booking and rental terms presented to you at the time of booking. Those terms, not this document, control your reservation and stay.

Disclaimers

The Site is provided “as is” and “as available,” without warranties of any kind, whether express or implied, to the fullest extent permitted by law. We do not warrant that the Site will be uninterrupted, error-free, or secure.

Limitation of Liability

To the fullest extent permitted by law, Blue Granite is not liable for any indirect, incidental, or consequential damages arising from your use of the Site. Nothing in these Terms limits liability that cannot be limited under applicable law.

Privacy

Your use of the Site is also governed by our Privacy Policy, which describes how we collect, use, and store information submitted through the Site’s forms.

Governing Law

These Terms are governed by the laws of the State of New Hampshire, without regard to its conflict-of-laws principles.
